Deck maintenance is the routine cleaning, inspection and refinishing that keeps a deck safe and extends its life. What it involves depends mostly on the surface material — but every deck's framing, ledger and railings need regular checks.

How much maintenance does each decking material need?

Wood decks need cleaning plus periodic sealing or staining; capped composite and PVC need cleaning but no staining. All decks need the structure checked once a year.

What is a good yearly deck maintenance schedule?

Horizontal surfaces wear far faster than railings and vertical boards. Many homeowners refinish the floor every cycle and the railings every other cycle. Full sun and heavy foot traffic shorten the interval; shaded decks may last longer between coats but need more attention to mildew.

  • Joists and beams: probe tops and ends with a screwdriver for soft spots.
